Chennai real estate market shows strong resilience

Chennai, July 10:

Chennai’s real estate market continued to demonstrate strong resilience across both residential and commercial segments during the first half of 2026, according to Knight Frank India’s latest report, India Real Estate: Residential and Office H1 2026.

Residential Market Driven by End-User Demand

The city recorded residential sales of 9,198 units in H1 2026, marking a 3% year-on-year (YoY) growth, while average housing prices rose by 5% YoY to ₹7,555 per sq ft. Residential launches remained stable at 9,588 units, reflecting a cautious yet confident approach by developers amid evolving market conditions.

Demand trends indicate a clear shift towards mid and premium housing segments. Homes priced between ₹5–10 million accounted for 47% of total sales, followed by the ₹10–20 million segment at 27%. Meanwhile, the affordable housing segment (below ₹5 million) saw its share drop significantly from 22% to 12%, highlighting rising affordability pressures and increasing construction costs.

The market continues to be supported by strong end-user demand, backed by Chennai’s diversified employment base, infrastructure development, and improved connectivity through projects such as Chennai Metro Phase II.

Despite a slight increase in unsold inventory to 19,722 units, the market remains stable with a Quarters-to-Sell (QTS) ratio of 4.4, indicating healthy demand-supply balance. Key micro-markets such as Perambur, Perumbakkam, and Mogappair witnessed notable price appreciation due to infrastructure upgrades and connectivity improvements.

On the commercial front, Chennai recorded 3.6 million sq ft of office leasing in H1 2026. Although this reflects a 28% YoY decline due to a high base in 2025, it still represents one of the strongest first-half performances historically.

Supply activity surged significantly, with 2.6 million sq ft of Grade A office space completed—a 149% YoY increase. Despite this, vacancy levels declined to 8.5%, underscoring strong absorption and sustained occupier demand.

Global Capability Centres (GCCs) remained the largest occupiers, contributing 45% of total leasing activity. Flexible workspace operators increased their share to 30%, while domestic businesses emerged as a key growth driver, nearly doubling their leasing activity year-on-year.

Major transactions by companies such as Citibank, Deloitte, and DHL reaffirm Chennai’s position as a preferred hub for global operations.

Office rentals grew steadily by 7% YoY, reaching ₹74.5 per sq ft per month. Among business districts, SBD OMR led with 8% growth, followed by SBD and PBD Ambattur at 4%. The consistent rental appreciation reflects tightening vacancy levels and sustained demand for quality office spaces.

Industry experts note that Chennai’s real estate market is well-positioned for continued growth, supported by infrastructure investments, expanding Global Capability Centres, and a strong economic base. Upcoming developments such as the proposed Parandur Airport and ongoing metro expansion are expected to further boost both residential and commercial demand.

Overall, Chennai continues to stand out as one of India’s most stable and resilient real estate markets, offering balanced growth, strong demand fundamentals, and long-term investment potential.
