The Tamil Nadu government has identified nearly 14,840 acres of land across 30 locations for the development of new industrial parks as part of SIPCOT’s efforts to strengthen its land bank and attract fresh investments.
According to the Industries, Investment Promotion and Commerce Department’s 2026-27 Policy Note, a total of 14,839.62 acres has been identified across 17 districts.
The initiative covers Chengalpattu, Virudhunagar, Tenkasi, Kallakurichi, Thanjavur, Pudukkottai, Tiruvarur, Chennai, Thoothukudi, Villupuram, Ramanathapuram, Kancheepuram, Cuddalore, Namakkal, Tirupattur, Tiruchy and Sivaganga.
The largest land parcel identified is at Mudivaithanendal in Thoothukudi district, covering 2,570.27 acres. This is followed by Sillanatham Phase-II with 1,293.87 acres and Umarikottai with 1,058.74 acres, both also in Thoothukudi.
Nallur in Chengalpattu accounts for another 1,004.07 acres.
Other major locations include Pallathur in Sivaganga with 813.89 acres, Tirupulivanam in Kancheepuram with 800.16 acres, Thuvakudi-Navalpattu in Tiruchy with 696.17 acres, Cheppakkam in Cuddalore with 599.09 acres and Paiyanur in Chengalpattu with 544.68 acres.
In addition, land acquisition is underway for another 33,647.82 acres for the development of 44 upcoming industrial parks across Tamil Nadu.
SIPCOT currently has 54 industrial parks, including eight Special Economic Zones, spread across 27 districts and covering more than 50,000 acres. These parks house 3,596 industrial units and have attracted investments worth Rs 2.47 lakh crore while generating around 9.60 lakh jobs.
The State is also pushing ahead with specialised industrial infrastructure. Two electronics manufacturing clusters are being established at Manallur and Pillaipakkam, covering 474 acres and 379 acres respectively.
The projects are estimated to cost Rs 587.47 crore and Rs 440 crore respectively and are expected to provide facilities such as electronics testing and certification laboratories, PCB design and rapid prototyping centres, and testing facilities for batteries and chargers.
SIPCOT is also developing plug-and-play industrial spaces under the public-private partnership model to enable companies to begin operations faster.
Such facilities are planned at Vallam-Vadagal, Oragadam Medical Devices Park, Panapakkam, Gangaikondan, Shoolagiri and Manallur at a combined estimated cost of Rs 1,657.46 crore.
The large-scale land identification exercise is expected to provide Tamil Nadu with a stronger industrial land pipeline and help the State respond more quickly to investment proposals in sectors ranging from electronics and manufacturing to emerging technology industries.
