The overall housing sales across India’s top cities fell by about 12% in 2025, Chennai bucked the national trend alongside Bengaluru and Hyderabad, recording strong growth in residential property sales last year, according to a PropTiger report.The annual data showed that total housing sales across eight major Indian cities declined from around 4.37 lakh units in 2024 to just under 3.87 lakh units in 2025 — a drop of about 12%. However, the three South Indian markets together posted a combined increase of around 15% in sales, driven by robust demand and better supply management.
In Chennai specifically, housing transactions surged by approximately 55%, rising from about 16,044 units in 2024 to nearly 24,892 units in 2025. This performance helped offset lower sales in cities such as Mumbai, Delhi-NCR, Pune and Ahmedabad.
Experts say Chennai’s strong showing reflects sustained buyer interest and disciplined project supply, even as other real estate markets experienced softer demand.
