The Chennai Corporation, tasked with managing the bustling metropolis’s urban infrastructure and services, has set ambitious targets to bolster its primary revenue source – property tax. With a keen eye on fiscal growth, the corporation aims to double its annual revenue to a substantial Rs. 1,700 crore in the current fiscal year, leveraging contributions from its 1,359,000 property owners.
Property tax remains the cornerstone of the corporation’s revenue generation strategy, with deadlines for payments set on April 30th and October 30th annually. To incentivize early payments and prompt compliance, the corporation offers a 5% discount for payments made before the deadline, capped at Rs. 5,000. Conversely, a one percent monthly interest penalty awaits tardy payers, highlighting the importance of adhering to stipulated timelines.
Despite the inherent challenges posed by election duties in the first half of the fiscal year, the corporation demonstrated commendable performance by collecting Rs. 382 crore by April 30th, marking a notable increase of Rs. 10 crore compared to the previous year. This achievement underscores the corporation’s commitment to financial prudence and effective revenue management.
A significant portion of property owners – over 522,000 – seized the opportunity to avail themselves of the 5% discount in the past month, reflecting a positive response to the corporation’s efforts to incentivize early payments and foster compliance.
Looking ahead, the corporation has initiated policy changes aimed at optimizing revenue streams and streamlining tax administration processes. Exemptions for property tax payments have been discontinued, signaling a departure from previous practices. Moreover, a one percent monthly interest penalty will be enforced for payments not received by September 30th, underscoring the importance of timely compliance and accountability.
Notably, property tax rates are observed to be highest in the Teynampet area, reflecting variations in property valuations and assessments across different localities within the city.
